HOUSE RULES: House Rules are for the benefit of the people living in a shared community. It is a general principle of 'courtesy to others' that underlies the creation, introduction and enforcement of the house rules. While not everyone has lived in a shared living arrangement, some others have had unhappy shared living experiences. So as to have a benchmark for behaviour that provides 'reasonableness' for all , the following rules will apply. General considerations: No Smoking anywhere. Absolutely no fire arms on the premises or illegal activity such as drug use or possession of drugs on the premises by tenant or any guests. Such use and/or possession is a violation of the law and will be reported to the police. Protection of the integrity of residents is important as some work roles etc are reliant on a clean record. No parties are allowed. The safety and security of the unit and its residents is of prime importance. Please respect the courtesy wishes and security of your fellow unit members. Shared Expenses: Electricity is a shared expense and for conservation, reduction of cost and to be fair to others, the turning off of lights, switches and appliances is a personal responsibility. Lights and fans / airconditioning are to be turned off if / when not needed. Especially if you are leaving the bedroom or the condominium with no one else in the area. Unplugging of devices if leaving the condominium to avoid short circuit / fire hazard is appreciated. Shared Spaces: Kitchen etiquette. Hygiene is important for both personal and rodent / insect control. Clean all benches, table tops, appliances after use, even if you think the area is clean. Human activity leaves something behind, each and every time. All kitchen items used need to be washed after use. Leave the area tidy for the next person to use. At meal preparation times, the kitchen can get busy. So please tidy up as you go each and every time. Eat only after the area is tidied up. Washing up needs priority assessment but must be as soon as possible. Please do not leave items in the sink or on the bench tops / counter space. Use a cutting board at all times so as not to damage (cost to fix) the bench top / counter. Place hot items on a protective cover on bench top / counter. Pantry use is for each person's personal items in an allocated area. Trash to be emptied at least daily, or even more often, as needed. Do not allow to overfill. Common area etiquette: Leave area tidy for the next person. Please wipe down after use Hygiene applies to all areas of the unit. No pets allowed. No holes in the walls for picture hanging etc Show consideration when using devices (TV, Stereo, Mobile devices, Computer etc) with regards to the volume or other noise. No loud music or noises when other tenants are sleeping. Use headphones or keep volume to a low level. No guests without PRIOR consent via Text, Verbally or Group Chat. No unexpected guests is the rule. No overnight stay by guests or alternatively, no guest allowed to sleep in the unit. No group gaming etc. Clean and tidy as you go to avoid additional cleaning fee. No personal items except for designated bedroom or kitchen storage areas. Security considerations: Keep the main door locked at all times. Close all doors on leaving the unit. Do not let strangers in the unit. Caution using the internet - please use security on you devices. Keep valuables in a secure place.
